Water Seepage/ Leakage Problem Survey

Notes:

  • Survey by a Professional Building Surveyor to identify the cause(s) of seepage / leakage before repairs to prevent unnecessary and costly repairs.

  • Mold (fungal) and bacterial growth due to water seepage / leakage in your building / property could cause allergies, asthma, toxic and irritant effects or other health problems to occupants.omega replica

  1. When is considered there is a water seepage / leakage in a property?

When you observe one of the following signs, or the combination of the following signs in your building: -

  • Active water leakage (or water droplets), water leakage or water ingress through any part of the building, or from the pipework / waste pipes.

  • Salt deposit (white stains), lime / stalactites, leaching of salt on the floor, wall or ceiling of the building.

  • Dampness, moisture, wetness or signs of dampness on the floor, wall, ceiling or roof of the building.

  • Water marks, stain marks, water streak marks on the floor, wall, ceiling or roof of the building.

  • Blistering / bubbling paintwork on the wall or ceiling of the building.

  • Mold growths on the floor, wall, ceiling or any part of the building.

  • Spalling, debonding or bulging concrete (normally occur to the ceiling slab) or exposed rusty steel reinforcement bars.


  1. Why an immediate survey by a Building Surveyor is required?
  • There are many causes of water seepage / leakage, e.g. punctured waterproofing, leaking pipework, etc. A professional survey by a Professional Building Surveyor is required to narrow down or pinpoint the source(s) of seepage / leakage in order to prevent unnecessary and costly repairs.

  • Moisture (caused by water seepage / leakage problem) causes molds, mildew, dust mites, and other biological air contaminants. Health effects associated with mold (fungi) include: allergy, infection, and toxic and irritant effects. Some molds are pathogenic and actually grow in and on people. Ventilation spreads humidity and contaminants through the house. The key to fighting or preventing the molds, mildew, dust mites, and other biological air contaminants is removing the source of water seepage / leakage.

  • Continuous water seepage / leakage would cause damage to other building finishes (e.g. furniture, paint, wallpaper, ceiling, cornice, parquet floor, carpet, spalling concrete, etc) in the property.

  • Water seepage to electrical wiring system could cause short circuit or electrocution to occupants.
